The Housing Authority of the City of New Smyrna Beach is a Move to Work Agency. This means, all able-bodied adults between the ages of 18 and 61 are REQUIRED to join the Family Self-Sufficiency Program and work a minimum of 15 hours/week at a pay rate of at least minimum wage. All new applicants must be working a minimum of 15 hours per week to qualify for housing assistance.
The Housing Authority of the City of New Smyrna Beach is also implementing 9-year term limits for housing assistance. All current Public Housing and Housing Choice Voucher residents will begin their 9-year term limit at their next FULL annual recertification. If you are a current resident and are unsure when your next FULL annual recertification is, please contact Michelle Erecitano (for HCV) or Carmen Martin (for Public Housing) to know when your term limit will begin. For all new residents beginning in 2026, term limits will begin at the time of your move-in. At the end of the 9 years, residents will need to leave Public Housing and/or relinquish their Housing Choice Voucher.
